On your land
Build on Your Land Without the Guesswork
Family ground, a few acres outside town, or a lot you haven't bought yet: Sharp Homes has built on client-owned sites across south central Kansas for three generations. We walk the land first, so surprises show up in the estimate instead of mid-build.
Your land, your home
The Home Should Fit the Land
Building on your own land is the most personal way to build, and the one where an experienced builder earns their keep. Every site has its own character: how it drains, where the views are, which direction the weather comes from, what the covenants allow.
Brandon, our in-house architect, starts with the site. Where the light comes in. Where water goes when it rains. Whether the slope wants a walkout basement. The trees that made you want the property in the first place stay standing.

What We Look At on Your Site
Before anything gets designed, we walk the property with you and work through the questions that decide what the build will really cost.
Access and driveway
How you'll get to the home site, and what building the drive will take.
Utilities
City services, rural water, well, septic or sewer, electric and gas. What's there, and what isn't.
Grading and drainage
How water moves across the site, and whether the slope suits a walkout or daylight basement.
Covenants and permits
Setbacks, restrictions, and the approvals your site requires.
Soils and foundation
What's under the surface and what it means for the foundation design.
Orientation and views
Where the home should sit to make the most of light, views, and shelter from the wind.
From our homeowners
What Designing With Sharp Is Like
Craig was so helpful and open to collaborating on new ideas for our design, including an open staircase and a secret room in our loft. Both Craig and our superintendent were fast and upfront with the price for changing or upgrading anything, and there were no crazy fees for making a change. The Unruh family
We have built three homes with Craig and would not consider anyone except Sharp Homes. … The most amazing part has been the ongoing service Craig and his people continue to provide, years after the home was finished, which is not common in this industry after the warranty ends.A three-time Sharp homeowner

Clear scope with allowances set at what homeowners actually choose, and cost communicated throughout the build instead of at closing.
Build and move in
A dedicated supervisor manages the site through your final walkthrough, and a one-year ProHome warranty covers you after closing.

Build-on-Your-Land FAQs
Do I need to own land before contacting Sharp Homes?
No. We’d rather you call first. We’ll walk a property you’re considering and give you an honest read on buildability and site costs before you commit to buying it.
How far outside Wichita will you build?
We build across the Wichita metro and south central Kansas. Tell us where your land is and we’ll confirm it’s in our service area.
Can you design for a walkout basement or an acreage site?
Yes. Sloped sites, walkout and daylight basements, long private drives, and rural utilities are all familiar territory. Brandon, our in-house architect, designs the home around the site.
What about wells, septic systems, and rural utilities?
We work through utilities during the site evaluation, so what’s needed is identified and priced in the scope rather than discovered mid-build.
Can I use one of your floor plans on my land?
Yes. Any of our 72 plans can be modified to fit your site and your family, or we can design from a clean sheet.
How long does the build take?
Most Sharp homes take seven to nine months from groundbreaking to keys. Site work like drives, wells, or septic can add time up front, which is exactly what the site walk is for.
What does it cost to build on my own land?
It depends on the site and the home, and site work is the variable. That’s why we evaluate first. Allowances are set at what homeowners actually choose, and you see costs throughout the build.
